Summary of House Rules for Overnight Staying Guests
1. Use Waze App to reach the Farm. Don’t use Google Map to avoid bad conditioned road.
2. Use Google Form to perform prior online check-in. No security deposit payable. Check-in time from 3:00 pm onwards and check-out time not later than 12:00 noon.
3. No pets are allowed into the Farm.
4. No canopy is allowed at Grass Field and no tent for overnight staying is allowed in the Farm unless having prior arrangement with the Management.
5. Extra pax is RM100 plus service tax RM8 per pax and outside visitors at RM250 plus service tax RM20 for every 25 pax or part thereof.
6. No Durian / Mangosteen eating and smoking and/or vaping in the enclosed structures are allowed.
7. Bicycles are not allowed to enter the Grass Field in front of the Villa and riverbank of Jetty 1 and Jetty 2 to prevent damage to the grass.
8. Complimentary breakfast provided on weekends, long weekends and super peak period.
9. BBQ pits available but food, charcoal, disposable plates, forks, spoons and other utensils to be brought by guests and charcoal burning type of BBQ is allowed only in the open air except that when it rains BBQ is allowed to be carried out under structure with roof on top.
10. Swimming pool and Grass Field are open to all type of guests, i.e. Villa, Eco Dome and Eco Tent. For use of pool, please follow the Pool Rules and at your own risk.
11. Fireworks, firecrackers and camp fires are allowed only at the area in between Jetty 1 and Jetty 2 which must be at least 30 meters away from the Villa.
12. For slide, lookout tower, boating excursion and exploring by riverside at your own risk and children under adult supervision.
13. Catch and D.I.Y. Release fishing is located in front of Eco Dome 3.
14. Moonlight cinema playing show every Fridays and Saturdays from 9:00 pm to 11:00 pm.
15. Complimentary farm tour on every Saturdays and Sundays from 10:00 am to 11:00 am commencing from 5-4-2025. Assemble at Jetty 2 at 9:55 am.
16. Activities other than from No. 11 to No. 15 above to have prior arrangement with the Management.
17. Kitchen at Villa is for use by Villa guest only but Leisure Centre is open to all type of guests, i.e. Villa, Eco Dome and Eco Tent. There are two fridges and one of it is reserved for Halal food and Halal drink only.
18. A male surau and a female surau is located at the Leisure Centre for use by Muslim guests.
19. Plucking of farm produce without permission of the Management may result in price of the farm produce and for damages to the trees being imposed.
20. Please keep linens stain free. A cleaning charge for stained linens may apply.
Detailed House Rules for Overnight Staying Guests
Welcome to The Coco Journey, your tranquil retreat amidst our lush coconut farm in Klebang Besar, Melaka (“Farm”). We’re thrilled to have you as our cherished farm stay guests, and we’d like to share our House Rules for Overnight Staying Guests with you in a friendly and welcoming manner:
Before You Arrive:
• For precise directions, simply search “The Coco Journey” on Waze App. We recommend avoiding the Google Maps for now, as it might lead you to the Farm via bad conditioned crusher run road.
• Before entering the Farm, use the keypad on the right to enter the Access Code provided, which will open the auto gate. If your vehicle (which is not motorcycle or bicycle) reaches the octagon yellow boxes located about 3 meters away from the auto gate and the vehicle is on top of one of the octagon yellow boxes, you may just drive in without having to enter the Access Code if at that moment the gate has been earlier opened by others and remains in open position. The gate will close automatically after 20 seconds of your entry. If you encounter any issues, please don’t hesitate to call us at 011-88880276 or 017-6518066 for assistance.
• Once inside the Farm, make a right turn to access Coco Lane 1, where you can find a suitable parking spot for your vehicle.
Parking:
• We’ve provided convenient parking spaces for your use along Coco Lane 1, Coco Lane 2, Coco Lane 3, Coco Lane 5 and near Leisure Centre.
• Please ensure your vehicles are parked within the allocated spaces.
• Motorcycles and bicycles should also be parked at the parking lots and should not enter the Grass Field in front of the Villa.
• Please be mindful not to block other vehicles when parking.
Checking In:
• If you wish to check in to the Farm earlier to enjoy the activities therein before the check-in time to the room, you may do so to enter the Farm not earlier than 12:00 noon on the check-in date.
• You have to do online check-in by completing the Google Form sent to you and agreeing to the terms stated therein before your check-in to the room. Once you have submitted to us the duly completed Google Form, the password for the room assigned to you will be furnished to you and you can use that password to open the door of your room during your stay. The check-in time to the room is from 3:00 pm onwards.
• Non-Malaysian guests will be subject to a tourism tax of RM10.00 per room.
Guest Support:
• Our friendly guest support team is available from 8:00 am to 11:00 pm.
• During these hours, feel free to call 011-88880276 or 017-6518066 for assistance.
Pets
• Please be informed that no pets are allowed to be brought into the Farm.
Wifi:
• To stay connected, use the network “the_coco_guests,” and the password is “@thecoco.”
Canopy and Outside Visitors
• No canopy is allowed to be set up at any place in the Farm unless having prior arrangement with The Management.
• The maximum overnight pax for Villa is 20 persons, for each Eco Dome is 4 persons and for each Eco Tent is 4 persons. Children below 3 years old not counted as pax.
• If the overnight pax exceed maximum pax, a charge of RM100.00 plus service tax 8% per person will apply.
• To maintain our peaceful and safety environment, we kindly request that you refrain from inviting outside visitors to meet you in the Farm. If you wish to invite outside visitors to join you, please inform The Management and pay a minimum levy at RM250.00 plus service tax 8% add additional RM250.00 plus service tax 8% for every 25 visitors or part thereof.
Setting Up Own Tents
• Guest is not allowed to set up his own tents for him/his visitors to stay overnight in the Farm.
Durian and Mangosteen
• No Durian and/or Mangosteen are allowed to be brought into the Villa, the Eco Dome and/or the Eco Tent.
• In the event of non-observation resulting in:
- The Durian smell remains in the room making the room unable to be sold, payment on the room rate for the next stay and special cleaning fee is required before check-out; and
- The linen being stained by the Mangosteen, payment for replacement of such linen is required before check-out if the security deposit is insufficient for deduction.
Smoking / Vaping:
• We aim to maintain a smoke-free environment, so please refrain including your invited visitors from smoking or vaping inside enclosed structures within the Farm. Not complying may result in a penalty of RM500.00.
Fireworks, firecrackers, camp fires or other similar activities
• Fireworks, firecrackers, camp fires or other similar activities that may cause damage are allowed to be carried out only at the area in between Jetty 1 and Jetty 2 which must be at least 30 meters away from the Villa.
Photographing by Professional Photographer
• Photographing by professional photographer in the Farm is allowed at no charge for event guests. Non-event overnight staying guests and all other invited visitors are required to pay a charge of RM500.00 plus service tax 8% per session of professional photographing.
BBQ Dinner:
• Depending on your accommodation, at no further charge:
- Villa guests may use the group BBQ pit near the Villa.
- Eco Dome and Eco Tent guests may use individual BBQ pits near their accommodation or, if available, the group BBQ pit in front of the Leisure Centre.
• You have to bring your own food, charcoal, disposable plates, forks, spoons and other utensils for BBQ dinner.
• Under all circumstances, charcoal burning type of BBQ is allowed only in the open air except that when it rains BBQ is allowed to be carried out under structure with roof on top.
Breakfast:
• We provide complimentary breakfast on weekends, on long weekends, and during super peak period of Chinese New Year, of Hari Raya Aidilfitri and of Christmas Day at the Leisure Centre from 8:00 am to 10:00 am.
• For other days, there is no breakfast provided.
Slide:
• You’re welcome to enjoy the excitement of slide at your own risk. Children must be under adult supervision.
• However, to avoid the sliding speed being uncontrollable, please do not slide if the Slide and/or your body is wet.
Lookout Tower:
• You’re welcome to enjoy the tower view of the Farm by visiting the lookout tower at your own risk. Children must be under adult supervision.
Exploring by the Riverside:
• You’re welcome to explore the areas alongside the rivers which are not blocked by the ropes at your own risk and without a lifeguard on duty, with no liability on the part of the operator / landowner.
• Before venturing the areas alongside the rivers, you must put on a safety jacket, available at the Tents near Jetty 1 / Jetty 2 and return them after use.
Swimming Pool:
• Non-event overnight staying guests may use the swimming pool unless it’s reserved for event guests, with reserved hours posted poolside.
• Our swimming pool is 4 feet deep and doesn’t have a lifeguard on duty.
• Enjoy swimming and wading, all while being considerate of other swimmers.
• Please follow the Pool Rules as stated thereat strictly failing which a special cleaning fee to clean the pool may be imposed.
• Remember to swim at your own risk.
Bicycle Adventures:
• Bicycles are ready for your use at the Bicycle Place outside the Leisure Centre. Grab one and cycle.
• Please refrain from cycling within the grass field in front of the Villa and the riverbank of Jetty 1 / Jetty 2 to prevent damage to the grass.
• After your ride, return the bicycles to the Bicycle Place.
Boating Excursions:
• Boating is an adventure to enjoy at your own risk. When on the boat, you must put on a safety jacket, available the Tents near Jetty 1 / Jetty 2, and return them after use.
• Grab the paddles from the Tents near Jetty 1 / Jetty 2, and return them together with inflatable boat to its original location after your boating expedition.
• Take a moment to read and follow the instructions displayed at Jetty 1 or Jetty 2 for a safe boating experience.
Catch & Release Fishing:
• You’re welcome to enjoy the excitement of Catch and D.I.Y. Release fishing at the Fishing Area in front of Eco Dome 3.
Moonlight Cinema:
• A moonlight cinema shall play a show on every Fridays and Saturdays from 9:00 pm to 11:00 pm with sitting water-proof mat on the grass field in front of the Admin Office. Please enjoy watching.
Farm Tour:
• Commencing from 5 April 2025, a complimentary farm tour lead by our staff shall be conducted for overnight staying guests on every Saturdays and Sundays from 10:00 am to 11:00 am. Should you wish to join the tour please assemble at Jetty 2 at 9:55 am.
Activities on the Grass Field:
• Unless it’s reserved for event guests, non-event overnight staying guests may enjoy picnics and kite flying activity on the grass field in front of the Villa. We kindly request that you clean up all related rubbish after your activity failing which a special cleaning fee to remove the rubbish may be imposed.
Kitchen at Villa:
• The kitchen at Villa is reserved for Villa guests.
• If you use the kitchen, please wash the dishes and return them to their designated spot.
Leisure Centre:
• Non-event overnight staying guests may use the Leisure Centre for available activities or, with Management permission, for other activities when it’s not reserved for event guests. Any reserved hours will be displayed at the centre.
• If you use the kitchen at the Leisure Centre, please wash the dishes and return them to their designated place.
• One of the fridges at the Leisure Centre is reserved for Halal food and Halal drink only. Please abide by putting only Halal food and Halal drink inside.
• A male surau and a female surau is located at the Leisure Centre for use by Muslim guests.
Other Activities:
• Only activities mentioned above are allowed in the Farm for non-event overnight staying guests, unless special arrangements have been made with the Management failing which a special fee to remove the rubbish and/or to repair the property / structure may be imposed.
Moveable Equipment, Furniture, Fittings, Tools, etc:
• If you use any moveable equipment, furniture, fittings, tools, etc provided by the Management, kindly return them to their original location after use.
Insects:
• As the sun sets and the stars come out, it’s a great idea to close your doors and windows to keep pesky insects at bay for a peaceful night’s sleep.
Fresh Farm Produce:
• If you’d like to purchase some fresh farm produce, feel free to contact the Admin Office at 011-88880276 or 017-6518066 for inquiries. Plucking of farm produce without the permission of the Management may result in price of the farm produce and for damages to the trees being imposed.
During Your Stay:
• Please be respectful of quiet hours from 11:00 pm to 7:00 am.
• The Management cannot be held responsible for any loss of cash or valuables.
• Guests agree to be responsible for any damages resulting from their not abiding of house rules and actions, and/or those of their invited visitors. Payment for repair to such damages and/or special cleaning fee is required before check-out.
• Let’s keep our linens clean and stain-free. A cleaning charge for stained linens may apply.
• Don’t leave food or drinks unattended overnight.
Checking Out:
• Check-out time is before 12:00 noon. If you check out after 12:00 noon, there’s a charge of RM50.00 plus service tax 8% per room for every 10-minutes late or part thereof to be imposed.
